@Anna L. Following. I just finished rehabbing a SFR in Brewerytown as a buy n hold. Listed it for rent but I have the same questions you have during this Stay At Home order. Can I have showings? Would love to hear other Philadelphia peeps chime in on this subject

@Jay Hinrichs If the company continues to pay the same dividend year after year then your return rate is consistent based on purchase price. But if the company decides to reduce its dividend then your rate of return is now reduced. No guarantees with dividends as the company must generate profits and decide to reward shareholders as opposed to reinvesting back into the company.

@Jay Hinrichs I dabble in the stock market. If you are looking for income stocks, some really nice returns out there right now. COTY, CODI and/or MO all paying dividends between

9 - 12% at todays prices. If you're looking for a little risk, I play around with some pharma's who are close to FDA approval for a drug or who have a hot drug in their pipeline. Risky but high return potential.

@Jay C. I'm far from a stock market guru but TVIX is an extremely risky investment. You must have impeccable timing consistently. TVIX is down 99 % from 5 years ago. I would recommend roulette at your local casino before investing $1 in TVIX

Post: Bank of America to defer mortgage payments

Bank of America announced they will offer deferments on their mortgages for individuals who have been adversely affected by the Covid 19 situation. Individuals would have to contact the bank and formally request a deferment and the bank will decide on a case by case basis. Payments deferred will be added on to the end of the loan. Has anyone heard of any other banks or mortgage companies offering anything similar? Not sure if BOA is offering this to owner occupied mortgages or to everyone.

@Kelly Klein If this is your first time buying a house, I would highly recommend you hire someone to represent you. It could be a local realtor or attorney. This person can negotiate on your behalf, draft the agreement of sale, and get you to the settlement table. They can also guide you with regards to a home inspection, title insurance and other issues that may come up during this process. Best of luck and feel free to reach out with any questions.

@Rich O'Neill Hey Rich, so the sales comp data used by Tyler Technologies are from July 2019 transactions. The assessments are based on this data only. So it should be interesting to see how the county will rule on those who appeal as their comps will almost be one year removed from their comps. That being said, since the Delco market has been fairly hot, our current market values will most likely be higher than our newly assessed values.
