@Adiel Gorel When a neighbor loses his or her job, it's a recession. When you lose your job, it's a depression. It's all relative.

@Wesley Williams I'm shooting from the hip here as we are living in unchartered waters. I would not restrict your property to college students as there is no guarantee these kids will be going back in the Fall. My daughter is a third year Temple student who lives off campus but is home with me now as she is finishing up online classes. We are not looking into any housing for the Fall semester until we are absolutely certain Temple commits to a normal class environment. I would get any type of tenants in there with one year leases so at least you have some rental income. Good luck!

@David Vitarelli What's the TAT on the rehab? Your settlement costs on your int only refi may exceed HM holding costs. At a minimum, continue with rehab and decide upon completion how to proceed based on market conditions at that time.

@Tony Kim Fyi, the 3 stocks I referenced paying 9 - 12 % dividends were not REIT'S. Altria ($MO) is Big Tobacco, i e. Phillip Morris, John Middleton etc. ($COTY) is in the beauty supply industry and ($CODI) is a diversified group of companies.

I have used Furnished Finder. Well worth the $99 annual fee, at least in my market (Philly area). Most leads that came from FF were traveling medical professionals on short term assignments (most between 30 - 90 days).
