@Dylan Vargas, thank you for the insights. I've convinced my wife to let me run off for a day trip to learn an outer Bay Area/inland market. Is there a Vacaville area RE agent you might recommend I be in touch with?

@Darius Ogloza, thank you. My first inclination is to go local, but I'm still learning and trying to define my game plan and rationale. I could put significantly more into REI now but want to hang onto my securities, etc. I kind of expect my first deal to be rough going and am willing to take my licks to learn things top to bottom.

Two cents worth much more and appreciated.

@Brian Garlington, much appreciated! Looks like you are across the Bay but investing in Cleveland. I just got off the phone with a buddy and was talking about starting there. Why did you choose Cleveland?

Hey BP,

First thing: thank you all for the knowledge! Super fun, amazing brian power all in one place. Def glad to be here. I own my home in SF and have a tenant downs. Other than that, I'm trying to get myself ready for my first REI prop. Currently doing many things other newbies are doing here: reading, podcasts, KPIs, networking, etc.

I'm still unsure if I should go near or far. I could probably swing a BRRRR investment within Northern California in places like Sacramento or Fresno up to $75k of MOM, my-own-money,

but that would suck up all of my dedicated RE capital for the next >12 months. My concern is that I'd blow up or breakeven and have no more chips to play. Or, I could go OOS (haven't actually been out of state recently except on short biz trips to Denver). Markets that have me interested price-point and demographic-wise are also unfamiliar to me personally i.e. Boise, Dallas-Fort Worth, Cleveland, Memphis, etc. I'd love to see them firsthand because it would lift some mental blocks but with two kids under three plus shelter-in-place, I'm not able to do so any time soon.

Do I start small but unfamiliar, learn from it and reserve capital for next deals? Or, do I take the plunge in CA and go all in?

Hey BP,

Born, raised and bought a house here in San Francisco. Tomorrow's my birthday so I thought what better way to celebrate than to introduce myself to other like-minded folks wanting to conquer mountains in Real Estate. I've rented out the bottom half of my home; it's a semi-hack and PITI is still a beast. I'm an advisor by training and profession, but humbled by how much I've learned (and unlearned) from this community in just a few weeks. I'm hoping to start small in BRRRR within 12 months and look forward to the journey with BiggerPockets by my side!

Yup, likewise in the same boat as you both. Own my home in SF with some income from the inlaw - it's a semi-hack. Planning to go the BRRRR route; start with SFH/duplex and continue operating within the 1-4 range. Contemplating Sacarmento, but prices are still on the rise and the entry points are higher than I'd want. Seems like out-of-state would work, but doing the first deal from afar is a different undertaking. Good luck to you!
