Welcome Zachary! Let's go with 3. Find a way to quickly gain documented hands on experience, establish robust financing relationships early, buy a small multifamily (duplex, triplex) for your first home. A bonus, build business credit which you can use to finance your REI.

BE GREAT!

Have you tried using the county appraiser property search tool? It will show the official number of dwelling units. #keepSMASHING

Hi Kourtney, have you listened to any of the podcasts yet? Several of them cover this in great detail. Also simply use the search tool here on BP and you'll pull up even more information to set yourself up for success. #keepSMASHING

Welcome Sam! As for webistes, add loopnet, realtor dot com and redfin to that list. Also join a couple of the many REI Facebook groups.

Jump in or wait?....Your call. I believe a deal is a deal is a deal, let the math guide you. On math, get comfy analyzing opportunities.

What strategy are you leaning towards for multis, turnkey or value ads?

Great Share Neil! Bookmarked that page for future reference. I was genuinely surprised with some of the Tier 1 markets and got intro'd to new Tier 3 markets.

Congrats on all you've accomplished so far. The podcasts are definitely eye opening and the diversity in each guest's approach to real estate investing is what makes them an even more valuable resource. What niche, strategy are you leaning towards?

@Kenneth Garrett great tip on asking for the record of repairs to verify one's own projections. Must remember this!

Hey David, this is not a common occurrence IMO. BP was down for a little bit for me yesterday and maybe some features are not fully up and running yet. I actually prefer to download the pdf anyway because the exported/shared pdf link is only live for 7 days. #keepSMASHING
