All great info guys- thank you so much! Seems like I need to be more careful, perform more due diligence, and seek out more recommendations prior to getting sucked into these great marketing webinars.

I’m hoping to post will help me find other investors with SoGo that are also upset with their 60% loss

Can you suggest a firm or even what type of attorney could check into this for me? (Maybe a securities attorney?). After reading your posts- makes me wonder if they’re conducting business in the unethical gray zone or beyond.

Thank you both for your replies and guidance. It's great to highlight red flags from others and thank you for the follow-up questions to be aware of. 

While Sarah acts in the position of a "general partner" on these deals, I do not think she is considered an operator. It seems she does her due diligence on operators, helps to raise money from limited partners, and then with the capital will join an existing operator such as Ashland Greene (Texas), Grocapitus, or some oil funds (King Operating and G2 Petroleum).

Just wanted to provide clarity on her model as she is not contracting out the construction or closing the deals. I am not sure that changes the red flags and questions mentioned above. 
 

Thank you, Anon- only a matter of time before RADD/Dutch/Amy get caught for their wrong-doing.  There are now many of us working on seeing this out- ex-employees and investors.

I have noticed several key employees are no longer with Omnikey as of 2024 and 2025. 

VP of Operations - Cindy Vasquez 
Evictions manager - Algernon Nurse
Billing Manager- Megan Bacco 

Service to the landlords in the last several years has not been great compared to other property managers I work with. Very long response times from Omnikey back to the investor via phone/email and even using their message system on Buildium. 

Turnover costs exceeding $5,000. Seems expensive for homes under 1500sq ft. Most charges are billed back to the tenant, however. 

Lack of one direct contact- other PM companies I work with will assign one employee to me. If I have a question, that employee will then get an answer from some internal team member (billing, repairs, lease-up, etc). With Omnikey its not nearly as simple- you can call and the operator will transfer you to a particular dept and 90% of the time you'll just go to someone's voicemail. 

I agree, their proformas are VERY optimistic.

I recently tried an investment with them through their ForEx fund called Steady Eddy.

Proforma: 30% IRR, 70/30 Split, 3x return at 5 year exit.

I think this was their first stab at Forex trading and hence I lost over 60% of my investment within 3-6 months and then they closed down the fund.

Seems like they also do real estate syndications. Sarah has a lot of useful information and seems very honest so I am just looking for any feedback or suggestions.
