Post: Selling Condo in Denver at Cost: $400k

Looking to sell a new build 2/1 condo, zip 80221, purchased in 2022.

Has been listed slightly higher and has stagnated on the market. It has a mortgage so seller financing is not an option for less than double digit interest and a down payment.

Massively underwhelmed with most realtors in the Denver metro area, so I won't be hiring another as an exclusive listing agent. I am out of state which also makes things difficult.

Will consider rental arbitrage, long-term rental, etc.

Seeking help finding a property manager that can help with tenant acquisition, as I am out of state presently. Open to long-term tenant, arbitrage, and other options.

Property is 2/1 fully furnished condo in Denver. 80221 zip code. PM for further details.

Not surprised.

I had a listing on Landing, which I recently told them to remove after they informed me there was now a $2500 (approximate) fee for cancellation of any booking reservations.

Poor experience overall, felt like it was run out of a college dormitory.  Website had no useful functionality; every booking was ultimately done manually after receiving phone calls/emails from their representatives. Took one booking, the tenants broke contract by bringing a pet (dog hair and a bone were left behind), and Landing was not exactly pleasant to deal with in recouping security for extra cleaning and damages (dog used the ceiling fan remote as a chew toy).

Yes. Thanks. I've been considering that as well...

Hey Jim, bumping this old thread as I too am interested in what you described and I'm also a Delray Beach investor.

Hey Joseph,

What are you looking to do? We get off market deals in those areas.

Predominantly targeting SFH < 500k value-add/renovations for flips

Seeking wholesalers operating in East Coast Florida, Martin county to Broward.

Those of us that are morally opposed to using Facebook would appreciate you creating a new one 👍
