I invest in SFH because I know I can rent it quickly. I know the area and the demand. I also know that I can sell quickly.

I don't invest in Commercial properties because I don't know what the demand is.  I see commercial buildings that have been vacant for 10 years!  I don't doubt that there are people out there that are making good money on commercial properties.  I just don't think I could be one of them.

As far as multi family and apartment buildings, that is something I am definitely interested in.  My next rental purchase will likely be a multi family or condo.

@Scott Schuetz, My wife is an agent so I am covered there, but I appreciate you reaching out.  The price range is anything up to 1M, but really I am looking at multiple cheaper units.  I am exploring other options other than single family homes since the price to rent ratio has changed so much over the past couple of years.

So I've pretty much talked myself out of buying land and building my own quadplex, but I am looking at some multi family beach side and also exploring condos in the Viera Suntree area.  The math seems to be washing out between the condos and the multi families but I still have a ways to go to figure it all out.  The monthly fees on the condos are higher but the maintenance costs on the older beach side units will be higher.  I am leaning toward the Viera area since I have rentals there already and the demand for them has always been high.

I am curious to know if you have any opinions on which might be a better way to go between multiple individual condos and the multi family?

Thanks John, I am interested in multi family but they seem to be slim pickins around here.  The ones available aren't really in the area I'd like them to be in.  I'm entertaining the idea of buying a lot and building one....

There are a few benefits to paying cash.  The first is that you can buy without contingencies and second, you can close fast.  You will also pay less in closing costs.

I'm not sure if there is a rule of thumb as far as percentage goes on what to offer, it really is going to depend on the seller what is important to them.  For a house that hasn't been on the market long, I don't think there is much of an advantage, although it could be a differentiator if there are multiple offers.  If the property has been sitting or a deal fell through, then the cash offer will be more attractive.

Hello, I am an experienced Landlord but BiggerPockets newbie.  I have been a landlord for over 10 years and have also done some flips, about 15 deals in all, currently have 6 rentals but looking to add.  Experience has been all single family, but looking to branch out into multi family and condos.  Primarily interested in what other people are doing to compare with my own experience.
