you are correct and of course there would be enough cash flow to support both, I am also military  (steady paycheck)

I understand now that these deals are rare. So my question is now can I structure it to where I seller finance a certain percentage. For example and forgive me if I sound like a beginner but we were all there at one point. I have a deal with a 17 unit apartment for 125k I can get approved for a loan for 30k, is it possible to use the loan and seller finance the difference with 0 down with the seller. (Private lender wants 10% down).

As @Rob Beland said, pretty much anyone on BP that comes across a deal like that will be keeping it for themselves.

Don't be discouraged by that, just know there's a lot more to it then you've been probably been told.

Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in.

From what I am told there are deals that exist with seller financing and 0 down.

Hello bigger pockets community. As of right now im in a dilemma, I have about 12k to put towards real estate investing (might not be alot to most). As of right now I am really interested in apartments and owning them for long term. But in order to come up with  the down payments that lenders want would take for ever. I know seller financing could solve this but I havent been able to find any deals. Im interested to know what the bigger pockets community thinks or if you know of  any apartment deals with seller  financing and little to know down payments and at least 85% occupied.
