Hey Caleb, welcome to a great community. If your goal is to invest your first step should be to determine your goal and exit strategy. Is your goal to flip, rent small multi family, Airbnb/STR? By answering this question you can start to get an idea of what an ideal project looks like for you. The next step would be find a way of locating these style of properties. Since you're licensed, perhaps the MLS is a good place to start, set up a search for yourself on the MLS to go through for example all the duplexes for sale Sarasota/Bradenton/Tampa. The one's that look interesting, run some numbers to see if it could cash flow and reach out to the agent at the very least as a exercise to more comfortable targeting deals! The more you do this, the more comfortable you will feel pulling the trigger when the right deal comes around.

I personally have used Chase business checking and their credit cards that offer 15-18 months 0 APR. Smaller local banks will be better for relationships to secure business lines of credit but chase is a good start to build the financial resume of your business.

also, showing business income in your LLC will be very valuable down the line if you want to get business lines of credit to buy more property, the first thing lenders will do is look at the financial statements of your LLC.

@Yi Chu Hey YI, I agree with some of the other responses. Chase has some great easy to obtain business credit cards for an LLC with no annual fees. You can provide them the articles of incorporation for your LLC or they can search them on Sunbiz if your LLC is in FL. They can get you a CC and bank account for your LLC so all income and expenses will flow through these two accounts for the property making your bookkeeping extremely easy and simple. They also have cards that offer 0% interest for 18 months last time I checked. @Alvaro Zamora

Hey Keith, Broker and investor based out of Tampa. I'm under contract to purchase a rental right now, there are still plenty of deals on and off market in our area. The market is still hot with a lot of projects going on whether you are a flipper, buy and hold, developer, or commerical investor there are chances to get in on projects still. I'm finding there are plenty of sellers with motivation and a lot of sellers are more open to creative terms as well. Some are still way overpriced and the numbers wont work from a cash flow perspective especially with current rates but I'm still finding a lot of profitable deals. Reach out if you want to speak more in depth, I've done a lot of different deals in Tampa.

@Kalea Sanders Hey Kalea, I live and house hack in Tampa and there is still plenty of opportunity to house hack here. The area is growing tremendously and there is a ton to do, especially being on the west coast. There is your typical rent by the room strategy, but tampa also allows for owner occupants to rent out ADU's in certain parts of the city and in St. Petersburg as well which makes these areas good house hacking options. There are also plenty of multi family properties in the area that could work as well.

@Ashok NA Hey Ashok, the best way to start is educating yourself. Biggerpockets is a great place to be, network with as many individuals on here as you can. Set up calls with them and start to figure out what your niche should be. Listen to as many podcast and audio books as you, simply consume yourself with information about real estate investing. Once you’re ready to take the leap, deals are reps and the more reps you do the more experience you will have.
