Hey Everyone,

I am looking for 203k approved contractors in Baltimore to determine rehab costs and complete the rehab after closing. I have looked at 3 properties with my agent and now I need a rehab estimate for each before I submit my offer. .

My business partner and I have come across a client who has a property in md.

2k sq ft , 6bd rm With 8 acres of residential land

My concerns.

Setting an offer price is difficult because the comps vary due to varying home and acre sizes of each property owner. How do I decide ?

Also home owner bought over 10 years ago and still owes on the home.

How does my offer price differ based on them owing on the home

Can this be done and is there someone willing to walk us though this?

@Christine Herbert... I live in MD but will be investing in properties in Fla as well. I am from and have family in the Florida Panhandle and visit often as well. I would love to hear about your experience rehabbing remotely If you decide to purchase the property.

I could have sworn I saw an option to send a message but I cannot seem to find it so I decided to just post a reply...  I am located in Laurel and been attending meetings throughout MD from Landham to Ellicott City. Not sure how close you are to these cities but I can send you the meetup info if you are interested. I have been finding a lot of Real Estate Investment Groups on meetup.com

Congrats on making your decision to start investing in real estate. I am a new to real estate investing as well and started going to meetups, reading the books and engulfing myself into webinars, forums and articles here on BP. There is A LOT of great information on this site especially the deal analyzer. 

Question: Which Real Estate Club did you join and when do they meet? I am continuously looking for clubs to go to in the DMV area to learn and network.

Hey BP Family, 

I am new to wholesaling and want to step up my wholesaling game by learning how to calculate repair costs and other property items newbies such as myself would not know starting out. 

I understand there are different methods to determine the repair cost such as the 70% rule or multiplying the total square footage by $18-$30, depending on the property, (if there are other methods, please let me know) but I want to learn how to visually look at a property and see the underlying value.

I live in the DMV area so if anyone is aware of any meetups or would not mind me tagging along with them as they walk through a property, I would greatly appreciate it.
