One option, that I didn't see mentioned above, is to get a new mortgage and take cash out of the property. You could use those proceeds to buy a higher yielding property in another market. This would give you a little diversification and should increase your cash flow. You get the continued benefit of any appreciation and cash flow from your current property, while unlocking some of the equity. You could also just invest those proceeds in securities, as you mentioned, but you may not get sufficient cash flow from those to cover your mortgage payments.
