Post: Turnkey or BRRRR?

I've done both across Memphis and Detroit. BRRRRs usually provide better returns, but you need to have the stomach to wait and take on more risk. Turnkeys are safe, but you are likely paying market price and you won't be getting a "deal". Happy to connect and share more about pro/cons.

Hi Tim, I'm a (mainly) midwest investor with a portfolio of 10 doors mainly across Detroit and Memphis. I've scaled thorugh Turnkey, BRRRRs and everything in between. Out of state vs in your area for me comes down to 1. the numbers and 2. contacts in the market. Its about numbers working out plus having the right people in place. If you can make the numbers work plus you have people in that market that you trust, thats a good opportunity. Happy to connect and knowledge share through my experience if you are interested.

I'm not a big fan of people paying for investing "coaching". Mostly because you can find all that information on forums like this one and others like (Redd*t). On top of that, there are countless people here (including myself) that will gladly knowledge share what we know and not charge a penny. I'm based in Seattle but have scaled my portfolio to 10 doors across mainly Memphis and Detroit. I'm seeing strong cash flow and great appreciation. I'm happy to connect and knowledge share if you are interested.

Hi Daniel, I'm also a Midwest investor like you but I'm based out of the Seattle. Over the past 4 years I've scaled my portfolio to 10 doors across mostly Detroit and Memphis. All my properties have been cash flow positive through a combination of Turnkey, BRRRRs and everything in between. I've also seen great appreciation as well when in the right areas. I'm an investor in a couple Midwest markets (Memphis and Detroit) where the cash flow is solid and the appreciation has been very good as well. Still a lot of deals for 100k so I think the midwest is a good place to start or grow your portfolio. Happy to connect and knowledge share.

Are you sure it would be cash flow positive? Its not even close to the 1% rule. Also got to think about maintenance which most investors set aside 15-20% of the rent just in case.

In any market, if the numbers work for you, it can be a good investment. However, things you go to be aware of A. Its nearly impossible to cash flow, expect to lose 1-2k a month. Add on top of that any maintenance issues that pop up (and they will eventually). B. Appreciation seems to have gotten stagnant there recently. These are the same reasons I don't invest in my home market of Seattle. I am mainly invested in midwest markets Memphis and Detroit where there is solid cash flow and apprecation has been good as well. Happy to connect and knowledge share.

LLC is just another layer of protection. There is a great debate about LLC or just taking out a big umbrella policy.
