We just purchased our first beach property.  A very small single family home an easy 2 block walk.  Definitely like our location and don't think we need to be beachfront.  Its about how you differentiate your property and get the good review traction.

Congrats!  

We also just recently purchased our first one near the coast after having several in the mountains of NC.  Trying to learn the rate scheduling and seasonality of coastal versus our year-round experience at the mountain properties.  

Would love to swap stories and ideas sometime as I'm in Raleigh NC.

We also have several properties surrounding the Asheville market in towns that are STR friendly and they all do well. I've networked with others who have that area very well surrounded and a solid agent referral if you need. @Mitch Davidson is a great resource as well and knows that market.

Browse your competition and look for differentiating opportunities.  As an example, one of our cabins is in a community that has approximately 100 rental properties.  They're all fairly similar outside of maybe size.   Not all of them have hot tubs, and not all of them allow pets and we decided to do both.  So now, when someone searches that community and filters for pets allowed & hot tubs, there are only 21 hits, so our competition pool is less.

Look and see what others offer and outperform them.

As for long-distance managing, I'd recommend focusing on the human aspect first (great housekeeper and handyperson) as they will be more valuable than the tech side.  We use the platforms that both Airbnb and VRBO provide and also use the Schlage app to program door codes.

Ready to Learn about Short Term Rentals? After getting on numerous zoom calls with new investors, attending dozens of meetups, doing an online seminar, and helping a few of our colleagues purchase their first short term rentals, we have decided to take the next to step in helping others and expanding our network.

Post: Mountain Home New Build Timeline Advice

We are under contract for a tract of land in the mountains of NC.  We are just starting our DD period and have calls into a variety of experts (surveyor, soil scientist, land planner, geotech, etc.)  I'm looking for some guidance/advice as to the best order of these individuals for the new build timeline process.  Anyone having experience with new construction on a steep slope in a mountain area would be greatly appreciated.  We're trying to best utilize our time during the DD period.
