Hello to all in the bigger pockets community. I come to seal any experience mediators that has dealt with tenant-to-tenant conflict. Below message I received from one of my units concerning unit above them : “Evening Joe Barbie here pleading with you to ask the people upstairs to have some consideration for us working people. They start a 3am and dont stop until maybe 1hr before my alarm goes off.we both have demanding jobs and we need our sleep! Just because they have been there longer doesnt make it right for them to continue to jump out of their beds with such force and noise. This is every night even on the weekends.we not spring chickens and we need our sleep.our rest is broke every early morning at 3:30 4am on until like 6am not cool.” Not exactly sure how to deal with this situation as above unit has a elderly tenant that is supervised and does need 24hr supervision done by son that pays him through family assistance program in NYC. Also they are seasoned and has always been on time and was in unit before all other tenants. Below unit is very needy and also has been late before but still deserve mediation in my opinion. I know that technically it is out of my hands to mediate but would like to approach the situation where all parties feel they have been at least attended to. Please feel free to give honest feedback or Prior experiences in such situations.

Hello to all and to all Hello! I would just like to inquire about the ramifications the opportunIty zone program will have on investors for the next 10 years. For those who might not be familiar here are just some the incentives: 5 years 10% off capital gains 7 years 15% off capital gains 10 years or more investor pays 0% on gains plus untaxed appreciation on specefic zones. I’m still getting familiar with the details of the program across all the states to pull money from unrealized gains from Investors across dIfferent asset sectors to revitalize these communities instead of using tax dollars. Has this ever been done before? What are experts thoughts? Is this a new improved 1031 exchange? What effects will it have on our economy? Any questIons, answers , thoughts , statements, strategies, will be most appreciated from me awell as the BiggerPockets community?

@Quashema Watkins Yes it was very much so a sacrifice worth every bit. I had converted basement into a two bedroom with connected door to bath from master and living space with kitchen. It wasn't the best living space but very comfortable and the best perks is you can essentially live rent free have first hand experience on controlling your asset aswell as dealing with tenants. And you only plan on staying their long enough to aquire another asset and cash flow where you once was. It is a strategy for a means to a end and works best when you can adding value by say converting a unfinished basement or renovation of units for a higher ARV and NOI will put you in good position when it is time to refi and do it again

I house hacked my grandparents house they lived in all their life and lived in the basement. It was a duplex and changed the whole course my families life it is a great idea I am sure you will do great but location is important. The reason I would say Queens over Long Island personally is that you have a mor Renters demographic in Queen were transportation is more accessible and multi family conversations are happening at a rate that could make your head spin seriously right around the corner they tore down a single family and built not one but two duplexes rite next to each other. ThIs Is a residentIal ateaand I do not know the familiarities about codes but I do see it happens all over the Jamaica area and theses properties are being sold and rented in a matter of months right before my eyes. I can only speak on my area because I am heavily huntIng for deals in my backyard but would love to here input on Long island market. Always heard people moving out their when they want to get away not so much rent to commute from The
