Had an insert in one of my units and I replaced it with tile. I think the tile looks much better even if it's plain tile which I hate.....

It looks like you would only have to come out of pocket very little each month so it isn't bad. But have you defined what your minimum requirements would be as far as cash flow, ROI, etc.... Once you figure that out rerun the numbers accounting for rental income from the unit you are living in and see if it makes sense. You may also want to account for property management if you scale to the point where you get too many properties to manage yourself.

@Eric Dami I do not, I was just creating one and noticed it was just listed today for 525,000. This no longer makes sense to flip.
I'm all for electronic payments, I collect my rent using Google pay. With Google pay there are no fees and I get a notification in the app and an email. I don't have to worry about a check bouncing or going to the bank to deposit a money order.
