The bank that meets you lending requirements. Honestly. There isn’t a catch all answer. A lot of recommendations on here are for your local small banks or credit union. Your question is pretty broad. Try looking in your state forums on here and see what others have had luck with.

@Wayne Brooks I was told by another investor the LLC is revoked if you don't show any profits for 5 years. This keeps people from using an LLC to hide or pay money to the IRS by continuously losing a profit. That is what I was told and don't have any experience or legal capacity to back it up. @Ducote Kiernan as far as taking less money for taxes, you could lower your rent and take less profit which would help solve some of your tax problem.

@Brandon Turner has a great webinar on 7 figure wealth in 7-years. You are on track it sounds like so far. 

Most banks loan anywhere from 70-80% LTV that I have encountered.

If you refinance to a different lender or the same lender you will have to pay closing costs which range from $1,000 and up. 

Most banks like 20-25% as a down payment but you can find some lenders that vary with those numbers. Call around.

I am dealing with a 2:1 house on septic now. The few quotes I have been given aro around $5,000 for a replacement. I would call and get a worse case scenario so you don’t underestimate your expenses
