Lead generation, and the urge to follow the shiney object. stick to one thing. in my case it was d4d, then absentee owners, then probates, then craigslist, then yellow letters vs typed vs plain envelopes vs yellow ones. 2017 im doing just d4d, and NOD's on a typed letter and cheapest envelope from amazon. my main theme is to be resourceful in all aspects of my business. progress over perfection.

Lawrence Robertson any updates on this? I've been doing driving for dollars for vacant and distressed homes. I mail them and any return mail I get I do a search on spokeo for the listed owner and text them or call and mail to the listed address of all the relatives. Repeat monthly until they reply. For the text I used something like this. "My friend brought your property on (123 main st) to my attention. Would you accept a cash offer on it?" Good luck!

Hi yall. Got my first deal under contract. Its in Houston tx 3-1 brick 1600 sqft. Got it for 40% arv. I have the cash in hand. But...ran past first title company and they declined it because of liens issue. Had a title search done(abstract service) House a tax lien(which i can pay, no problem) but it also has 3 personal liens on it. (2-of which i can have them sign off on the lien) the 3rd one is my issue. Id like to get title insurance on it so that i can sell the property in the future. Who do i need to call to get his last lien extinguished? Is it as simple as drawing up a document and having them sign it stating (they have no interest in the property? I understand youre not a lawyer but id appreciate any feedback on this. Id like to close this week. Thank you!! -Jose.

Hi Princeton Washington i have always wondered about this. What exactly does brandon mean when he says analyze 3 deals daily? I am subscribed to all the major RE apps and websites and i look thru them and mls daily. Im getting more familiar with prices and areas but what are the how to steps of this deal analyzing. Just want to know in case im missing anything. Thanks!!
