As a wholesaler how do I close a deal with the property being in another county? I want to do it virtually but don’t know how. Can I use a local closing company and still close on the property with it being far away?

Hey everyone, my name is Jose and I’m just starting out my wholesaling journey but it seems harder than what I thought it would be. I still don’t understand what equity I have to get on houses for investors or buyers to take it off my hands, and negotiating with sellers is stressful too, I want to get a good deal but they ask for much more.

I’m really motivated to change my life situation and be financially free, but I know that everything takes time and effort, any tips for a new wholesaler?
