My cabin has been consistently booking for the weekends since we launched a couple months ago with the average person booking 2 days in advance. The issue is trying to get bookings Monday-Thursday. Any suggestions? Is it a price issue? I have attached the airbnb listing here. Any feedback on how to improve the listings would also be greatly appreciated.

I went live for my airbnb in March and have seen a significant drop in bookings since this month. Any tips and tricks to get better search results?

I've been tasked with getting a 30(ish) unit apartment complex built ground up from my investor. Are there any good resources out there that would share P&L's, floor plans, constructions costs, etc? Any help is greatly appreciated.

 100% you can do it! I am a big fan of doing yourself. And it sounds like you are planning some ads or SEO too. that is great, most new investors in STRs think they can just list on Airbnb and set it and forget it and it will book.... and to be honest, it can be that easy in some markets-if you have crazy demand. But most have to compete and by driving traffic to your own booking site then you don't have to airbnb fees and your guests are willing to pay YOU more and not airbnb. So you boost your $$$. I do that on a couple of my properties and its a BIG difference, Its all about strategy and automations. What you have a plan and execute it ..... it can be passive. I spend less than 2 hrs a week on all 5 of my self managed properties if that... some weeks is like 30 minutes. Anyhow... you got this! and best of luck!

I don't know that the payback would be worth an indoor sauna.


 Most likely outdoor barrel sauna. Figured nobody else is offering so it could set us apart from the competition.

 There are a few more as well, so just search and ask. I think there are 2 or 3 that would be helpful for North GA and Blue Ridge. I live on the other side of the mountain from Blue Ridge.

Bigger pockets is great for the Macro and the strategic real estate information. The Facebook groups especially for STR's are much better at the day to day tactical type information. Plus you get some entertainment like stories about guests taking a poop on the dining room table, and the cleaner quitting when she saw it and a new guest checking in 2 hours from the time the PM found out... That one was an entertaining thread.


 Haha I will definitely be on the lookout for those groups!
