@Whitney Hutten those are great tips.

As @Carrick Young says I have selected the BRRRR strategy to be able to refinance and take that money to keep investing. My goal is to have enough cash flow from my rental properties to retire in 10 years (only work managing my 'x' number of units. Im currently 30. I dont want to become a millionaire or hold 1M in assets.

I understand it is really important to find the right market / city to invest on. How can I look for and define a market with c+ properties in a b area? I get also that good tenants are a huge difference for a landlord, I dont want to have tenanta not paying or leaving every year. I want them to pay and renew year after year. This is why I chose to invest in SFH of 3BR. As Brandon says on his book, these properties are the best for tenants that take care of the units and stay longer.

I would love to connect with you and help me through this new journey for me.

Currently working on getting the down $$$ from my RE commissions to start.

@Whitney Hutten I am looking to invest in a SFH to rehab it and hold it. My idea is to get it rented. What cities in FL do you know make the 2% rule?

I could get as much as 50k in downpayment for at least $300 dollars a month incash of flow as return.

I have $30,000 to invest in Florida. Currently living in Miami. I am a Realtor so I have full access to MLS and market data.

What investing strategy should I follow? BRRRR, Fix and Flip, buy and rent a property ready for that?

Please advise on what cities to invest. Miami is a very expensive city to invest so I want to know where to look for.

Anyone investing un Florida?

We need to study first or get legal support before getting into auction of foreclosed properties.
