@Shannon Persha rentometer and zillow are pretty good about informing you about rent rates. 

One red flag that is raised- and maybe local Milwaukee investors came chime in- if its in an area where people don't want to walk around at night seems like the list price is a bit high.

If you have a team they should be able to fill you in on that- just my opinion.

One other question I would have for you- have you walked the property or are you just taking someone's word on the renovations?
