Interesting thread-love the interaction.

I too have thought about commercial loans in order to put my properties in an LLC. In doing some research I have found out that you can put the property in an LLC afterwards.

Anywho a few questions have come up in reading through this thread:

@Alexander Felice Why do you not recommend transferring the deed afterwards?

@Bryce Allen If you would be so kind as to share what rate and terms of the 4 properties you've refinanced that would be helpful. Thanks in advance.

Yes I do have a team on the ground. The rehab estimate came from the property management Who also happens to be the realtor I'm working with. The ARV comes from the fact that too similar properties so this year on the same block at over $100K ( I am trying to be conservative as you can see)

The part that frustrates me is this realtor who also  works with other investors tells me that my offer price is too low And that other investors are willing to pay full price.  And other investors are willing to pay full price, but that they will submit my offer. 

It makes me feel like I am wasting my time and more importantly their time it makes me feel like I am wasting my time and more importantly their time. This is not the first time so it makes me think that deals like this so that I can this is not the first time so it makes me think that deals like this so that I can BRRRR can a longer be found...

So BP- I've been looking for 2-4 unit properties in the Midwest (specifically Milwaukee-and now also taking a look in Dayton, Ohio) that I can BRRRR using my HELOC to purchase in cash. Please help me if I'm missing something here- the only way I have figured out how to use my HELOC and pay it off and use it again is to BRRRR? Is there another way I don't know about?

Also can I find these deals in these markets? For example ARV would be $90K-purchase price would be 70% of that minus rehab cost. In this case $15K. So purchase price would be $48K.
