As a contingency, you could request a copy of the leases that are in force.  You could also request a tenant estoppel to get you more comfortable with your purchase.

Hey BP - 

I need help analyzing a property i'd like to make an offer on. Its a 3 bed/3 bath townhouse. When looking through the MLS, I can only find 1 other townhouse with 3 bed/3baths and with similar square footage. Can I also use SF homes as a reliable comp or is that a complete no-no? There are several townhouses with 3bed/2baths that sold in the last 6 months, can I use those? How would I adjust the price? Any suggestions when there are such few comps?
