 This is excellent advice. The more market analysis I have been doing, buy and hold seems much safer. Interest rates making it very hard to cash flow it seems. You need to find a killer deal to fix and flip these days in the dynamic market. Definitely taking my time!

1. What is everyone's opinion on Propstream's comparable listing feature? Are they accurate, pulling all available comps from MLS. Or is using Redfin more accurate? What is your fav way to assess ARV if you don't have MLS access?

2. Has anyone landed a good deal using their marketing features?
