Good point Bryan.

Terms for finance would be 15 years at 9%. 2% to 5% down. 5 year prepayment penalty.

Rents would be 2% of value with 1 year agreement plus 2 months deposit

I hear what youre saying...

Cash flow is cash flow. Hassles on both ends of these strategies.

Less hassle would be better. Researching an area in North Texas to acquire $500k of homes ranging from $90kto $125k.

These homes need little rehab - painting, kitchen appliances.

Maybe having the option of owner finance and rental would be a good idea...?

Noob here...

Up for debate:

Investing in SFH for cash flow. Cash flow is from owner finance mortgages instead of rental payments.

Which is better in your opinion?

Rental income OR Mortgage Income
