Buying Homes for Cash to Owner Finance Instead of Rental

Noob here...

Up for debate:

Investing in SFH for cash flow. Cash flow is from owner finance mortgages instead of rental payments.

Which is better in your opinion?

Rental income OR Mortgage Income

Everything I've read says something like 90% of lease to owns fail... so essentially they are the same thing. I guess you'd get less calls from "owners" then from tenants.

I just don't know why you'd buy a house to owner finance it. There are much easier ways to get into the lending game.

I'm a buy and hold long term guy. At some point I want enough passive income that my team takes care of everything and I just put everything on my Credit Card and enjoy life to the fullest.
