I would start by clicking the search window at the top right and just searching "tenant screening." From there you can click on "Bigger Pockets Blogs" over on the left of the screen and I think there are over 200 blog posts about tenant screening from the pros. Thats where I would start! I heard a wise bit of advice from a colleague this week who said that tenants are part of your REI team. They are the only member of your team who will be depositing money in your bank account on a monthly basis (@Alex Franks). So definitely pick them carefully!

I'm a wholesaler here in Charlotte and I have had some luck with off market deals through bandit signs and online ads but every offer I submit on mls properties gets rejected pretty fast or, like you experienced @Edward Hayes, I get a counter offer of 500-1000 less than their asking price. 

So what has to happen for the tables to turn? Im new at this. Someone clue me in.

I think for me a business plan would help give me some direction and even if it evolves over time I think its a good place to start. Any other thoughts? The main reason I ask is because Im just a one man show right now and my goal is to live off of passive income from rental SFH's. I just don't know if a business plan would over complicate things or if it would be helpful.

Hey everyone! I am a new investor getting started with some wholesaling. I've only done one wholesale deal thus far but continue to search for more. My overarching goal right now (generally speaking) is to hold 25 SFH's. I currently hold one SFH. My question for everyone is this: Do I need to create a business plan? How many of you started out with a business plan? Has it been helpful? Why? Why not? Etc.

I found that deal with a bandit sign! I sent out thousands of yellow letters/post cards in the Charlotte area and didn't find a single deal. Then I decided to add bandit signs to my marketing plan and I found that deal on the second weekend I started putting up signs! I'm a big advocate for bandit signs though they can be a pain. On the online ads I just said something like "investor special! 3 bed 2 bath in strong rental market in Charlotte, NC. I'm asking well below fair market value. Needs some work. Call me for address and details." 

Don't put the address in the ad! That will prevent people from looking up the sellers info and contacting them.

I have only wholesaled one property but it was my first deal and I did it without a single name on my buyers list. I simply got it under contract, told the seller that I was going to market it to other investors in the area, then posted it online (CL, backpage, etc.). After about 2 days I had a buyer and about 20 names and numbers on my buyers list.

Thanks Don and Andrew! Yes I heard about the REIA in Rock Hill. I am a member of the Metrolina Reia that meets every last Thursday and I will definitely check out the Rock Hill meeting tomorrow since I live in Fort Mill, SC. I want to be a master wholesaler! For a year or so at least to generate some capital. So I'm looking to network with other wholesalers to get insight about what works around here. Thanks again!

My name is Jordin Boyd and I live just south of Charlotte, NC. I am working to get into the buy fix and hold game in the Charlotte market. I own one SFH in Idaho (lived there for a time) and have a tenant buyer with a lease option there right now. That was my first RE deal after attending a Rich Dad seminar with a buddy. I'v been trying to wholesale here in the Charlotte market and successfully completed my first assignment of contract right before Christmas. Just looking forward to networking and learning with everyone in the BP community. Hope I can help give insight with my limited experience and would greatly appreciate help from you all as I try to become a "real" real estate investor.
