What a fantastic idea! I currently require all my tenants to sign up for ACH transactions on a monthly basis, but weekly would probably make it easier for the tenants.

I have the capability through my bank to process ACH transactions. Before I paid for this feature though, I did use Cozy.co. It actually worked out incredibly well. I liked it a lot. Only downside is you have to wait ~5 days to have the money deposited into your account. If you aren't living "pay check to pay check," in your operating account, its a pretty nice option. The software works great in helping manage as well and best yet... ITS FREE! (or was lol)

I have a duplex with a similar situation (water, gas, and electricity all have one service and not able to be split). I estimated what the average utilities for the year and added it into the rent plus a little cushion. In all honesty, this property has been one of my most profitable. I have found that tenants LOVE to only think about making one monthly payment instead of numerous. They also like to have a flat amount to be able to budget better and not worry about cold WI winter heating bills!

Thank you all for the information! I can't say I'm super surprised by any of this, but still good to know. The Eau Claire market is pretty hot right now. There are some MLS deals that could work, but most of them do not support their rents for the price levels they are at. The only deals I have been lucky with have been off market deals.

I started investing in real estate roughly 2 years ago and have continually purchased since then in Eau Claire, WI. I have mostly multi-family, but recently bought a SFH to be flipped and held long term.

In my research, I have seen a number of seemingly good multi-family deals in Milwaukee, WI; Sherman Park area to be exact. I have only visited Milwaukee a few times and would love to know what others know about the specific neighborhood and about Milwaukee in general. Additionally, does anyone have any leads on good multi-family property management companies that might be able to manage and/or give me some "boots on the ground" insight?

I would love the opinions of all, but especially Milwaukee property owners. Is this an opportunity to take advantage of or is this an area to be cautious of? What can you tell me about your rentals in the Milwaukee area?
