Multi-family properties are few and far between. What made you pick Huntsville for multi-family?

There are tons of new developments going up but not a lot of supply of older/value add apartments.

@Adam York I would get a heloc on your primary home. Then buy a new primary home and rent your current home out.

After that I would focus on finding off market properties.

@Randall Alan my favorite feature on zillow as well! It’s way easier to get a quick glance at comps vs using the bulky mls filters.

@Mark Weins change up your list. You are using the same list as everyone else and you are wasting your time.

Do the stuff that others are not doing like driving for dollars. Even something as simple as not using mainstream data providers could help. Just try changing it up because everyone else is going to propstream, pulling a list, and calling just like you are.

@Brock Salgado I would advise you to tell your contractor to use a CRM just like agents and investors do. This will help them become more organized and might even alleviate your concerns.

@Joe Villeneuve when you say finding opportunities do you mean finding ways to make a deal work that most would overlook? Like converting a garage to another bedroom?

@Kevin L Owens go to your local reia and get advice from people that are actually real estate investors.

The people telling you stuff like this have either never owned investment properties and/or do not know how to screen tenants and manage them correctly.

The people that told me these types of things before I started are now asking me to teach them how to do it.
