Quick question about Payback Period (PBP).

1. Does anyone have any "rule of thumb" when using PBP? 

2. Is it even useless when analyzing properties? If so, which types?

No, I wasn't thinking of living there. 

Yeah, I guess I would have to be careful about who I sublet to.

I was thinking it may be a good way to get cashflow with little capital invested.

I am looking to get some honest feedback about an idea.

I found a 4 bed house is an area that is known for students rentals. The property is being offered for$1600 monthly all-inclusive. Would it be possible to sublet the rooms individually to students for $500, netting $400 a month.

Do you think this is a good, or bad idea?

Thanks, they are rough numbers for sure, I have considered a 30 year amortization, is is true that it is harder to get 30 year compared to 25 year amortization?
