Sounds like a 100% finance deal, and for someone who is new, I don't recommend it. Keep saving your money, and you will find another deal.

Welcome Greta! Cash flowing properties in the bay area are nearly impossible to come buy unless you bought at the bottom of the market or you're using one of your units as a meth lab.

I live over in SJ and I travel up to Sacramento to look for cash flowing duplexes.

IMO: Condos are not worth the hassle of dealing with HOA politics and dues.

? Do want a mentor? Or are you trying to mentor someone?

You would have a better chance at reading blog posts and posting in the forums to build a reputation and then asking a particular person to mentor you rather than cold posting the forums. You have to add value to the mentor relationship, not just ask for information.

Search the blogs for wholesaler posts, read them all. Then listen to the podcasts.

As far as software, read brandon's deal analysis post so you can learn how to analyze a deal then read the bigger pockets newbies guide.

First Question: Who's pushing you out of the house? Yourself? Your mom? ETC?

Second: If you decided to live in a property that lost money, how much could you afford to pay out in rent while still maxing out your 401k, living your desired life style, and at the same time having enough money to save so you can purchase more homes?

Well based upon rents you almost have a 2%. My question to you: If the repair budget had to double for some unforseen reason would you still be able to profit from the deal? If so, go for it.
