You might want to house hack with an FHA loan.
As far as federal student loans go, I can tell you, being a supervisor at Navient, there is no deferment dedicated to doctors starting their own practice. However there is the income based repayment program and he maybe be eligible for as low as a zero dollar payment depending on his income and family size. Not something I would worry about. People will pay their rent far before their student loans. I hear it every day.

Does anyone in the Indianapolis, Indiana area recommend any good real estate agents that are Investors themselves?

Can we just talk about the recent 75% decrease in Real Estate Value in Flint, MI? I just saw a decent 3bed 1bath over 1200sq ft for $12,500. What is your opinion on this? Is this a time to buy & hold there? Does anyone have property there currently?

I wouldn't see children as an issue at all, like J Beard said, it brings in tenants that want stable lives for their families with the possibility that they will take better care of the property

My name is Jordan, I'm 22 and live in the Indianapolis area. I do not currently own any properties because, well....I don't know where to start. All I know at this point is that real estate investing makes the most sense to me when I look at a path to financial freedom. I work an 8-5 job to support my pregnant wife & 1 year old daughter. The money gets us by but there is nothing left after I pay the bills. I need to make a change. I realize that I'm young and have endless opportunities ahead of me with real estate. I have an entrepreneur mentality. I always have. Before I had a family I was self employed for a few years because I didn't want to work for the man, I wanted to be the man. Well that man needed insurance for his family so he got a call center job and isn't satisfied. I want to give my family everything. I want long term wealth for them. I'm joining biggerpockets to expand my knowledge and build my team. Big fan of the podcast and everything this site offers. What a blessing!
