@Vicki X. - I found a tenant through them in November and there were a ton of zillow leads automatically flowing through - can't remember the number but filled it pretty quickly

@Vicki X. - may want to try it again as hemlane is working just fine for me and automatically lists on zillow with a ton of leads. they used to require you to pay for zillow when there was the cut off from zillow but that suddenly seems to have changed

@Jason Sousa - have you tried hemlane as it's really good with the syndication to zillow, rent.com, apartments.com, realtor.com, etc.

@Jonathan Leake - I don't see downside to requiring it and it helps if heat is out and the tenant needs a hotel room or something. Most apartment complexes require it these days

@Spencer Cuello - Venmo and paypal can dispute payments so not recommended and also gets old to log in to check the right funds are transferred each month. I use Hemlane and its way better than some of these more expensive apps like Appfolio

@Zach Adams - I'd recommending confirmation on who the dog sitter is and get a lease amendment in place. Do the renters carry renters insurance? Heard a story where one sitter burnt down the place.

@Khaled El Dorry saw that hemlane just announced it has evictions and a lockbox leasing feature so will let you know my experience with it!

@Ben Goodall - Started with basic and have some on the smart package now - i think that is now called complete. The reason for complete is the vendors they have for the maintenance, but you may be able to select some other package if you have a leasing agent to give you those vendors. Hopefully that helps and think you will really love them as you can go up and down on the package based on your needs.

@Amir B. - I hear you on it as i'm slightly more hands on with approvals and stuff like that in Hemlane but find it to be much better than the alternative of doing everything myself. Its about 80% less work for me with them so thats why i love their service

@Rachael Perez - I'd recommend consulting a lawyer or PM but here is what I've done when this has happened:

1. Ask husband to reapply as himself to make sure he qualifies.

2. Do a move out inspection (knowing some furniture paintings stay) for anything beyond normal wear and tear.

3. Give back the deposit based on that and re-request a deposit from him.

Seems like a lot more work but breakups can get messy and emotional.
