I am also looking for a multi-family property. The area's I'm considering are Ohio, Indiana and Florida but I haven't fully decided. However, I am strongly leaning towards Ohio: Dayton and Columbus. I have heard that these areas are great if you are looking for long term cash flow.

@Stephon Mosby Williams no that is definitely great that you purchased a property, even at 25% down. A good deal is better than no deal at all. It sounds like you were in the right place at the right time and now you're onto growing your portfolio. How is the market in PA? What does a triplex sell for out there if you don't mind me asking?

@Stephon Mosby Williams great to hear of your success with your first purchase and I hope you are able to continue buying property! Where was this property purchased and would you mind sharing the details? I am looking for a multifamily deal myself.

@Bud Gaffney kind of off the topic of what you were asking but I wanted to see if you could share the details of your deal? How you found it, what you purchased it for, etc. Seems like a you scored on the deal based on the discussions about rent.

that sounds like a really good deal, congrats! I’d be interested to hear more details about it. Would you mind sharing the details on It: where It’s located, how you found It, what you paid, if you had to put any additional funds into It? Thanks.

I bought a 4 unit a couple of years ago.  Each unit cash flows $250.  If you occupied one of the units you could live for free and get a residential (I used commercial).  Still might cash flow $1000 with you occupying it.  Live there a year and buy another.  In 5 years that’s $5000 per month plus all of the advantages of pay down on the mortgage, depreciation, interest pay down, property tax deduction and possible appreciation.

It’s a methodical system.
