Hey everybody!

It’s been a long time since posting on here since starting my investing journey and boy has it been a whirlwind of crazy, fun and wisdom building, not the way I thought I would gain wisdom, but im grateful for what was earned in this process nonetheless! Hahaha😅😅😅 both ouch and F YES!!! I have made it from my long term process to short/mid terms and I have found myself in a predicament as I am investing from out of state (Atlanta GA) and have purchased a str that I will be staying in 1 week a month (Liberty MO north of Kansas City MO).

Predicament

All property management companies I have done my research on have horrible reviews, as most of them do, and with STR it's not exactly passive but more hands on in my experience with investing in ATL.

Does anybody out there have a recommendation for PM companies I can work with that are not from the horror story days that I have heard all the way back from when Josh Dorkin was hosting? And anybody who has been doing any str deals in the Midwest, what are the do’s and dont’s?

Good afternoon everybody!

I am currently looking for a 3+ unit in Kansas City MO north of the river. I live in GA but I travel out to MO every month for a week at a time to spend time with my 8 year old daughter, sometimes with my wife and 2 other kids. I am looking for a place I can bring my family to so we can spend quality time. I originally purchased a house in NKC for this and still have it but plans have changed due to unfortunate circumstances and it is now an investment property with tenants and is no longer a place for me to bring my family to when I am out there. I didn't want to send this post out, especially since it probably makes me sound desparate but I am not having any luck with realtors to find something and I am tired of spending money on hotels/airbnbs and feeling like I am intruding on friends and family when I stay out there and it is now hard to be able to get my wife and other 2 children to get the time they deserve with my oldest child. If anybody on here knows of anything that may be out there I am all ears. Thanks in advance and hope 2022/2023 is, has and will be an abundant year for you.

Hey everybody!

I am looking to get into STR but with the market being is hot as it is it makes for finding a property extremely hard, especially for cashflow purposes. I started thinking that maybe purchasing land and putting campers on it might be a better fit, does anybody have any experience with this?

I appreciate everybody's recommendations, this is my first rental property so this is my first eviction. I am not completely sure how to go about this and I called the circuit court today and they directed me to their website to fill out forms but I have no idea what Im looking for, Gotta llove the growing pains, PLEASE HELP

Hey everybody, I am really needing some wisdom on what to do.

I purchased my first property back in June and was going to BRRRR it. I was able to get this house as a secondary property, I do stay there quite frequently whenever I come into town, but I thought that I would put a couple of tenants in there because of the amount of space and I wanted to cash flow a little bit. I made the mistake of renting to one of the tenants, also a long time friend, who is in active recovery (drugs) and it has been an interesting process to say the least. It started off all great and then after a few months I started noticing weird behaviors whenever I was there, addictive behaviors to be specific. Some things have transpired over the last few weeks and my contractors are telling me that crackheads have been coming by. 

I have a business partner out there and he went by the house just to check up on it and there was a crackhead in front yard saying that he needed to get into the house because his stuff was in there, he proceeded to inform my partner that an altercation has taken place inside of my house and shots were fired. My partner asked him to show him exactly where the shots were fired and there was two bullet holes in the wall. He told my partner that my tenant and him got into a fight and he had to restrain my tenant and barely made it out with his life.

Each time that I come to the house there is a new issue and repair that needs to be addressed, My thought on this process as far as getting him out is to bring a written a contract stating that he will voluntarily leave with no eviction and no deposit returned or the law will be called and police reports will be filed and his parole officer will definitely be informed of what is going on.

I am not sure what to do at this point and really appreciate any advice that you could give on the situation. I am about $30,000 invested in renovations and as of right now because of my tenant I am a few thousand invested in repairs, thanks in advance!

@Derrek H. Oh man, I know somewhat how it is as far as West Coast price goes, I lived in San Diego for a while and now I live in Georgia. My mortgage out here with land cost less than I was paying for a studio apartment out there LOL, Georgia is really affordable but the Midwest market, in my opinion, fit the budget and the strategy that I wanted to go for, great cash flow market! You could do it though man, you got this!
