Hi Mushfiq,

I think you have a great starting point with the comp next door and your strategy and outlook. As your probably remember from the buying process, condo's have some unique factors when it comes to the buying and selling process and there are some key elements involved that don't apply to selling a single family residence for example. I'd be happy to meet for a coffee and discuss these points in more detail, as well as a fee structure you'd be comfortable with. If the deal doesn't work for you it sounds like there might be just enough equity for her to be able to sell at fair market value and pocket a few thousand dollars after taxes and fees without selling short.

Borderline whether this would be an arms length transaction in the banks eyes. I'm sure they wouldn't catch it, but still a little risky.

Hi Tim,

I know some investors that have had some success in the Des Moines and SeaTac area.  There are some great homes in North Tacoma (the nice part of Tacoma).  I take it you are talking about a buy/hold opportunity?  Where I live, in Everett (25 miles north of downtown), there are some up-and-coming neighborhoods that will hopefully continue to grow.  They are in the process of a $360 million waterfront mixed-use development project that should add value to the community.  You are also seeing folks migrate even farther north to Lake Stevens, Snohomish and Marysville as competition grows and inventory remains lows.
