Hi Hannah! Newbie from Asheville here too! What's currently holding me back that I'd like to remove are the barriers I have that prevent me from getting a mortgage quickly. I have changed jobs many times in the last few years. I have great credit, and great credit credentials, but the underwriting process has been slow due to my fluctuating career path. The rates are so hot right now, I want to pounce, but find it hard to do so - especially since I will be imminently be changing jobs AGAIN here soon. This is a very specific example, but it's what I feel limits my ability to be engaged in REI as much as I'd like right now - and investing is a big part of my financial freedom goals.

You could also be a private lender for another investor, for equity instead of debt.
