A colleague of mine has identified a large property (+2,000 sf) in Maple Shade New Jersey that is about to foreclose to the bank. He has an agreement with the current owner to purchase the property at a price that will make the bank whole. The bank has given him a 2-4 week extension to purchase the house,

I am trying to help him as he is new to real estate, but I focus most of my efforts in Philly. He is  thinking of either wholesaling the property or flipping it. Since his end goal is not clear yet, I am hoping to find a real estate agent who specializes in Maple Shade that works with investors. Please let me know if you have any suggestions.

Post: Cost of Materials Template

I recently read a post that suggested a new investor should walk the aisles at Lowes/Home Depot to determine a range of prices for rehab materials. Attached to the post was a template that broke out each room/job in the rehab (kitchen, exterior, etc.), and had high, medium and low pricing categories. Does anyone know where I can find this template? I cannot seem to locate it, but was planning on using it. Much appreciated!!
