Post: Question about consolidating debt

I’ve been thinking of ways for my wife and I to quickly get out of the debt we’re in. Right now there are multiple things we owe on. We own our family vehicle out right so my thought was to take a loan out on our vehicle and use the money to pay off the rest of the debt. Our monthly vehicle note would be less than what we are paying now on everything all together, and I’m thinking we would still have some left over we could use to invest or put back down on the vehicle note. I wanted to get others thoughts on this idea.

Hello all! While driving for dollars, I found a property that is on the MLS that has been listed over 100 days. The owner is an absentee owner and I'm interested in seeing if they would be interested in owner financing the property. My question is whether I should skip trace the owner and market directly to them, contact their realtor and when with the realtor, or contact the realtor and see if they can put me in touch with the seller to better talk about terms.

Yeah I tried wholesale years ago but got easily discouraged with it and didn’t follow through. Things are different now, and I’m in a different mindset so I might try that again. But yes the unconventional methods seem like they would be my best bet. Thank you.

I've looked into real estate before a few years ago when I was working, but never actually went anywhere with in. Fast forward a few years, I'm now a stay at home dad, and would love to help contribute financially for my families future. So I'm back to square on with real estate investing. 

I'm a full time stay at home dad, and part time real estate photographer, and my wife runs a few of her own businesses. So I do now have a W2 so I'm assuming bank financing is out of the question. I know there are other options, does anyone have any suggestions where to look. 

Also, if anyone in the Houston area is in need of any real estate photography, let me know!

Just curious, what lender are you using? I’m in your area and I’m looking for a real estate friendly lender.
Thanks for the good info guys. I won’t be needing the income from the rental to qualify for the loan for my house. I guess I’ll start looking for lenders now. Does anyone know any investor friendly lenders in the Houston area?
My wife and I are in the process of building a house that will hopefully be ready around November. At the same time, I would like to start my venture into real estate this year. What worries me is if I found a property and got a loan for it, would I be able to get a loan for our house later this year? My wife and I both have excellent credit and good paying W2 jobs. We never had a late payment on our last house and sold it so it’s need paid in full. The only other loans we have are both our cars. I’ve considered private lenders but I would like to completely rule out a conventional loan before pursuing any private lenders.

I wanted to update y'all on how my direct market campaign is going.

I've been shadowing another investor who I found through a friend of a friend of my wife's. I found him by talking to everyone I know about real estate and how I am an aspiring investor and it paid off. Anyways, I'm partnering with him on my first deal so he can show me the ropes. We met with the seller today and walked the properties.  The properties looked good and the seller isn't hurting to sell it, since they are cash flowing, but he does seem to want to sell them. So my partner is going to run the numbers to come up with our offer and we'll get back with the seller at the beginning of the week. If all goes well we will more than likely hold on to the properties because they are in a very desirable area. So wish me luck on this! 

I also got another call last night from a guy I mailed that was actually about to put his house on the market. So I'll keep y'all updated on that.

What would be the best way to increase my chances of closing before getting into a contract? I've heard people wanting to put together a cash buyers list as one of the first steps of wholesaling, but would it be a bad idea to get in a contract then work on finding a buyer at Reia meetings and calling a few investors I know. Also how long are typical contracts?
