So if I have been quoted 80 dollars a sqft buy a local GC I can expect to skip the middle man and say about 60 to 65 a sqft ?

I was only asking because he used to build homes years ago for a larger construction company and got out of the building and started to work at fort lee military base over seeing houses. His homes recently caught fire and we used a great GC with awesome subs at a great price. He just doesn't know todays current prices for materials or doesn't have to software to calculate. I just know that he can coordinate the contractors and go behind and make sure everything is done properly and on time and was wondering if it would be worth the savings of not paying a GC to line up the contractors when we have all of the contact info for them ?

Hello i have a few questions. I live in Richmond Virginia and was looking to build a starter home to re sell. I was wondering if my step dad was the General Contractor on average what would it cost per sqft to build. I have been hearing 80 to 120 depending on how nice the house is. I was just wondering since we would be our own GC how much would we save per sqft roughly ?
