@Jay Hinrichs

Just fyi I always appreciate your input when I read what you have to say, you're always on point. What you just expressed right now is my point exactly. I was on another thread and we were talking about Airbnb cancellations, his sentiment was my feeling of working with people inside the 30 day period is being "generous with other people's money." I responded the way I did because I have no indication from what he said previously and then doubled down with his comment here, is that all he cares about is the rights he has contractually to the money owed. As someone who was always taught treat others like you want to be treated, it is deeply saddening when I see people on here saying "screw them they broke the contract" as if any of this was even conceivable this time last year. People are more than just tenants and I just hope people in positions of power remember that these relationships are symbiotic.

So there's no way to be a straight forward no nonsense guy, and also show people compassion? What Chris said, to not let people off the hook but to work with them seems very reasonable in a time like this. What dude is saying is no breaks, business as usual who cares about whatever hardship you may be having. I have a problem when people are just dollar signs and you build an empire on their hard work, then are unwilling to work with them. So I'll apologize if I hurt anyones feelings, but just know "The ultimate measure of a man is not where he stands in moments of convenience and comfort, but where he stands at times of challenge and controversy."

I'm so scared for you and your employees.... you personally might not stuff your bank account full of money for a few months while people are suffering and dying around the world. I can't believe I didn't see things from your perspective. Thank you for quantifying how hard this might be for your bank account, we will all pray for you and your millions of dollars. Amen.

Receiving money for a service that was not provided, with the ability to possibly book a last minute tenant seems a lot like taking advantage of a situation. Let me guess we should also pay for the vaccine when it arrives because it cost money to develop and we cant just do things for the wellbeing of fellow mankind. You'll be ok because you have saving and cash reserves though! Never mind the elderly and children and the expecting mothers who might loose their children. Oh but you're homeowner doesnt have the reserves to weather even 1 cancelation? Hahaha listen to yourself. I love how fast people forget that hard times come and 12 years ago we went through something that this can potentially morph into. I'm 26 and I specifically set my finances to live of unemployment because I dont want to short sale for a lose or have a repossession on my cr. Good luck with business, I'm sure people will e busting down your door for you to take their money with no services rendered.

Silly, our socialist government is literally working the levers to stop evictions, to set relief funds. States with cases are turning on water and other utilities so people can wash their hands to stop the spread of sickness. Then deferring to programs to take payments or have non profits help out. Because compassion and human life is more important than the bottom dollar... I mean once everyone dies where is the demand for the supply. Your priorities need to be checked. Go get informed from real news sources.

Furthermore I cant teach you why you shouldn't care about other people, because that falls under your either a trash goblin or someone who understands hard times means EVERYONE is going to hurt for a little bit.

@Austin M.

Thank you! Say it louder for the people in the back! I was arguing with someone a couple days about about his relaxed view on this.

@Mike S.

It's not surprising that you're posting links to FOX News articles written by medically untrained editors instead of, oh I dont know, maybe someone who works at a health organization - (an epidemiologist perhaps?)

Got it, you get your information from unqualified sources and are happy to leave it at that. Thanks for letting everyone know that there's no reason to take you seriously.

I was going to waste a bunch of my time posting links to statistical projections by credible sources, but I'll go ahead and leave you to it. Just in case you get a flare up of intellectual curiosity, please feel free to check out some projections from the CDC, NIH and the WHO.

@Mike S.

Sir the reason to be afraid is this. The numbers you posted equal a 6% mortality rate. Correct 19,000 people died wait for it.... out of 42 million from the flu. Want to guess what 6% of 42 million is? 2,520,000. That not enough people to worry about? Even a 3% for the global rate, over a million of our most vulnerable people WILL die EVERY year. YOUR parents. YOUR grandparents. YOUR children. Our country is just now rolling out independent testing because our government refuses to acknowledge this. China is shutting down whole cities. Italy is having a crisis. Ignorance is bliss I guess.

Post: Solar Panels to BRRR a property

For me I needed a new roof on my primary residence, going with metal the roof will last twice as long as the panels. Washington state had (they arent offering this anymore) a production incentive paying up to 50% of the system cost plus the 30% federal credit. So I pay for 20% of the system, and got my first bill since summer (2 month billing cycle) of 10 dollars for my wife and I plus a tenant downstairs so almost eliminated that bill. If it wasnt for these factors I wouldn't have taken on the cost to increase the appraisal by half the cost of the system. Remember a solar system or the panels rather are going to last about as long as a roof so budget for both or else like others have said you're taking off your panels to change a roof halfway through your systems life.
