@Frances Marquez I was able to get into 4-plex May 19' that I'm currently house hacking. I wasn't able to get in with 3.5% but I was abler to do it with 5% down. During my search process I started looking for other ways to house hack, such as in-law suites or split-level homes.

Russell: Next door to me they are building an 8 unit condo building. I'm going to hold off and see how they sell. 

Also, I'm seeing more and more development in that area.

Mark: Do you mind me asking how much it cost you total to compete the process?

I purchased a four unit property in Southeast DC last year. Since purchasing, I've been slowly renovating it while I house hack. Thus far I've fully finished one unit, replaced 3/4 HVACs, added a new roof, and new electrical. Oh...I forgot to mention the building came with three tenants, all section 8 (which have been all kinds of fun and joy, NOT). I plan on holding onto the property for at least five years.

My question is: should go ahead and start the condo conversion process which can take 5 - 8 months and cost ~$7.5k? I'm not currently planning on actually selling each unit individually myself, but I would hope having the approved paperwork would up my sale price. 

The alternative is to wait for another tenant to move then use the funds to renovate their unit and complete the conversation later.

I'm interested in purchasing the DC Landlord Forms, but wanted to a basic overview of whats covered.  A screenshot could do it.  I just didn't much information or reviews of the product.

@Nigel Charles I found out that solar can not be apart of an FHA loan. So unfortunately, I wasn't able to take advantage.

Wow! My initial thought was that it would decrease utilities and be a draw for future tenants.
