Hi everyone. Thanks in advance for your time...I figured this would be the best place to gain some good general insight.

I'll be completing my real estate educating and becoming licensed in a couple of months. A few questions:


1. How long from the time you started at a brokerage firm to when you got your first sale? 

2. Do you believe that seasonality has an extreme, moderate, or mild impact on your ability to get sales as a BEGINNING realtor? 

3. I live in Utah, and although there a ton of brokerage firms, I really keep hearing about only a couple of really good ones. Do any of you recommend anyone in particular? 

4. What do you believe is a reasonable $plit between yourself and the brokerage?

For all you Airbnb investors/managers....

What is industry standard for Airbnb management fees? Would love to hear from you as a host, or you as an investor paying someone to manage/paying yourself to manage?

Hi Guys. About to launch a couple new airbnb properties and I have a question. For the first airbnb property, I'll be cleaning it myself and it won't be that much work. The second one, opening in a couple months will have much greater occupancy and will require that I hire a cleaner. I think I know the answer, but I could use some feedback and tips/tricks re: how you handle one particular part of the clean/turn....

When it comes to linens, i.e. sheets and towels, how are you having your cleaners navigate this so they're not taking hours to clean the unit while they wait for the laundry? Are they taking all the dirties with them and washing at home? How long are their cleans taking them on a 2 bedroom unit? What is the biggest time suck during your turns for you or your cleaners and how are you managing that?

We are providing air mattresses in addition to our bedrooms/beds, so we already plan to have extra sheets onsite just in case they are needed. Just trying to map out the logistics of how to handle the laundry after a checkout to ensure maximum efficiency. 

Will really appreciate any responses!!

@michael nelson would you be willing to share the link with another newbie just starting in Airbnb's too? I have ten years of property management experience but recognize that Airbnb is a whole other beast, I want to make sure I've covered my bases in my research! @Jaiden Olsen, thank you. Do you pay the monthly subscription for that? I have visited the site and it looks GREAT...I just wonder if anyone who actually uses it would say that it's worth that investment or not.
