Formed an LLC. Started going to local real estate groups. Picked a niche I liked at the meet ups and went in feet first with the help of local real estate investors!

This will most likely be my most viable option! I created an LLC at the start of all this so I am now going to definitely talk to some lenders to see what I can qualify for!

Thanks for the response Kyle. I’ll definitely have this in my back pocket for once I qualify! I’m looking to maximize my money and generate passive income as soon as possible.

With that being said. I don’t own my own home at the moment. Definitely will consider this option in the future!

Hey guys! My name is Jordan and I have actually have been doing STR on AirBnB using the rental arbitrage method with great success. I am happy to have done it and I am happy to scale!

Speaking of scaling, I am reaching out to anyone with much knowledge on ways anyone has funded actually buying a property for STR and what worked for you guys. I've had booming success with the rental arbitrage in the Idaho market but would like to peruse options out of state on potentially owning a property.

What funding options is everyone aware of for STR?

So just trying to get more insight on this as I try to learn more.

Was curious if anyone on this platform has utilized receivership of a property and took the property to foreclosure.

What is worth it?

Is this a useful way to *potentially* acquire real estate with no acquisition costs??

When the property did have people offer at auction, did it cover rehab costs and yield a profit?

Please feel free to share your story of how it went if anyone has done this before!

Hey guys, I am finally to a point where I want to get the wheels turning and take a stab at wholesaling and potentially utilizing the BRRR method.

I am currently in the Treasure Valley in Idaho and am hoping there are some locals on here that have had success that would like to share their story. I am signed up for local REI groups and will begin meeting bi-weekly on Thursdays in the area but wanted to gauge the audience on here as well.

I am hoping to wholesale in my area to start. Reassign contracts to make a buck, while at the same time rehab properties that have potential, and rent out to tenants for a long term investment.

Feel free to share how you guys got started and what deal really allowed you to gain confidence and take off!

Not harsh at all, thanks for the time invested to respond to me. I have a very healthy salary but like all risks I would like to make sure I am comfortable and confident with what I am doing.

I’ll spend more time doing research and reading those books you mentioned and will happily shoot you questions that arise during the meantime.

I agree with your conclusion on OPM and once I have skin in the game I’ll peruse that option.

I want to further researching ways to get started into investing that involves little to no money down - I know the obvious private money lenders, other's people money, etc. But can anyone who started off with little to money down, explain what they did to get started and how it went?

I would consider house hacking with an FHA loan (3.5% down) but the cost of the properties near me are sky high and the tenants, based on where I live, would not be able to afford rent - AKA I will still pay equally as much as those I rent to.

Was just hoping for some opinions on the best way to leverage my first deal to minimize risk.
