Thanks Michael, those are the tools I'm using, just hoping to talk to a real person in the situation. It has such a small town feel that I just don't know what's really going on with rentals there. I was going to stay a couple nights with my family there over fall break and the nightly rates seem really crazy, between $300 and $900 for a typical rental house. So I don't know if people are living in those homes and will take advantage of a random booking or if people are actually paying those rates.

Hey I know this is a pretty specialized and local topic so hopefully you all have some keyword alerts haha. But I'm in Christiansburg/ Blacksburg VA area and am just exploring the area. Are there any Claytor Lake rental owners on here? Do you get a decent rental pool? I'd love to have some lakefront property there but want to supplement the mortgage with some rental income. I don't think I'll be able to make too much money off of it, but want to get an idea of what I'd be getting myself into, I'm in the research phase. Are there other strategic locations where we draw some of the Charlotte population for STRs? I don't know where people like to get cabins or lake homes to rent here or if that's even a thing.

 Thanks for the advice, and I agree. I'm going to try talking to the VRBO owner where I'm staying to check how things have been going. They seem to be really nice and open to that. Happy to chat anytime, just trying to get my feet wet again after a long break from investing.

Hey, I recently relocated to SW Virginia so I'm now about a 5 hour drive to the northern outer banks, which is a place we love. I want to explore the options of getting a STR out there, but I'm no big shot investor. We are taking a Labor Day trip and staying a couple nights in Grandy, which is on the other side of the sound from the main OBX locations (Duck, Corolla, Kitty Hawk, Nags Head, etc.). Where are some places we can go explore in that area you've had success in? Or do you really need to be right in the main drag to turn a profit? My thought is, hopefully, I can get something a little nicer or slightly cheaper by being a 20 to 30 minute drive to Bodie island. I've also heard about some erosion issues in parts of the outer banks that I'd rather avoid. Any help, advice, or contacts to help make something happen would be well-received, thanks!

I'm not stuck on anything, open to anything at this point. And yes I'm willing to manage it myself, just hesitant to knowing very little about the area. I'd have to get out there and make sure to have all the pieces in place in case I needed some boots on the ground.

It's been a while since I've been an active investor, mostly because prices where I'm located are a bit out of control (SLC area), but I'm looking to get back into things. My aging parents just recently moved to New Bern, NC for retirement. I had never really considered getting involved in any east coast investing but was out visiting them and had kind of a change of heart, especially with them being out there. I have some really general questions, most of my coastal rental experience is with the Oregon coast, which is super unfriendly where STRs are concerned. Ideally I'd love to get some condos or other small properties for STRs, marketing to coastal tourists. I've been looking specifically in the Morehead City to Emerald Isle area because it's what I'm familiar with, but wouldn't be opposed to getting down towards Wilmington as well. How friendly are the local cities to STRs in the area? I've seen a lot of condo listings with super high HOA fees, which I'm not opposed to paying as long as I can make it up with the rental income. A lot of those condo listings on the market say that they can take care of the VRBO/ AirBNB listings and manage the rental, but I'm a bit skeptical of that. I'm not really looking for crazy high cash flow, but I'm also not looking to lose money either. And I don't want to rely on my parents for anything about running the rental, so definitely need to connect with a local group to help run things. I guess I just want to start up a conversation with you experts in the area to see how viable things are, I'm just used to absolute insanity with real estate where I live, so its kind of tainted me a little.

I may be sent out to Virginia for a temporary work relocation, which means I'll need to have my duplex in Provo managed. Does anyone know of some good, trustworthy property managers in the Provo, UT area? Also, what's the general going rate for managers, and what is included? Thanks for any information you can give!

@Taylor Mearns I was just going through my alerts and saw this post from a while back. We were lucky enough to get a duplex in Provo about 3 years ago for a decent price. It needed quite a bit of work, but it cashflows really well and we've gotten a lot of appreciation out of it. Financing is always the hardest part for me. I've heard that Mountain America has a good investment property loan that doesn't require a full 20 - 30% down, but don't quote me on it. Another investor told me about it, but I haven't looked into it yet since I'm not quite poised to get another property. We are fixing up our primary residence in American Fork as kind of a live-in flip right now. My go-to lender is UCCU, they have done 3 loans for me and are currently helping me refinance the duplex (BRRRR). I'll have to explore other options once I max out my mortgage limit.

@Joel Brown I've been thinking about looking a little farther south myself. Provo is awesome, but the prices are getting to be a bit high. $300 - $400 per door is doable with a really good deal. That's what we are doing in Provo, but we bought 3 years ago and fixed up a dump. I've also thought about Tooele as well for investing. I'm hoping it's only going to get bigger out there. And I think the rental market is strong (I admit I haven't researched it enough to make a definitive statement though).
