Depends on your overall RE goals, really. You are right that speculating on appreciation could provide bigger returns. However, cash flow is true passive investing. For my own situation, I'm going for cash flow. With enough cash flow, I will have enough passive income that it will give me the freedom to do whatever I'd like with my time.

Hey all, My name is Jordan Adams and I am a new investor in the Phoenix, AZ market. I am a full time physical therapist, and have begun investing in buy and hold properties in the past 12 months. Currently, I have done two deals with private money that have generated positive cash flow on a monthly basis. I am interested in real estate to build long term retirement wealth and provide a legacy for my family. I look forward to becoming more involved on bigger pockets to continue to learn about real estate and network with other around the country.
