thats whats been bothering me. the owner said he would consider carrying a contract, but im worried about selling it down the road if i decide to.

id prefer a stick built. but around here the same property with a stick built home on it is about twice the price. i was worried about getting financed since it has been moved.

so i am completly new to the whole realestate world. I dont know anything about the process of buying a home, inspections, types of loans, anything. im looking at a small double wide manufactored home in a rural area on 3 acres. it is pretty close to what i want, and in my price range(i think). the asking price is 145k it was appraised for $146000 2-3 years ago. with a current appraisel i think it will be closer to $130000. the home has been moved, is on a permanent foundation and title eliminated. i talked to a couple banks and it seems like the standard is 20%+ down on a mobile home. witch is quite a bit more than i can do. i have a pretty decent credit score, good income, and very litle debt. Im pretty overwhelmed and a little lost on the whole thing. ive done a little research and havnt found anything that really helps me. what im asking for is your opinions, advice and whatever information you can give to simplify the process for me. thanks in advance.

No, it won't be passed on to the children...


thanks, thats a huge relief. but still leaves me with a lot of work to do, to help them out.

no cash, and no assets either. they rent their home, and have 2 older vehicles, that are worth around 2500 together.

ok so i just got a couple numbers. the total debt owed is just over $210,000. the irs has been taking up to 85% of their income from paychecks. apperantly every lawyer that they've talked to wants upwards of 10% of the amount owed to negotiate the debt. wich is way beyond unrealistic. they are living paycheck to paycheck with 0 reserves. im worried they won't be able to pay it off ever.

another huge question i have, is this debt going to be transfered to their children?

so a member of my family has racked up a pretty good sized debt with the irs. i believe they got way behind on paying taxes for employees from their business. they cant afford to pay it off and the debt just keeps getting bigger and bigger. theyve pretty much just given up on ever getting it paid off. the irs keeps taking money out of their bank account and pay checks. what i want is some information on how they could ever get it paid off. ive never had that kind of debt or any kind of debt that was over my head. so this is all new to me. any info would be much appreciated.

Congrats! Now it's time to get some good debt (mortgages on cash-flowing rentals) and have your tenants pay it off for you. :D
