first time home buyer
so i am completly new to the whole realestate world. I dont know anything about the process of buying a home, inspections, types of loans, anything. im looking at a small double wide manufactored home in a rural area on 3 acres. it is pretty close to what i want, and in my price range(i think). the asking price is 145k it was appraised for $146000 2-3 years ago. with a current appraisel i think it will be closer to $130000. the home has been moved, is on a permanent foundation and title eliminated. i talked to a couple banks and it seems like the standard is 20%+ down on a mobile home. witch is quite a bit more than i can do. i have a pretty decent credit score, good income, and very litle debt. Im pretty overwhelmed and a little lost on the whole thing. ive done a little research and havnt found anything that really helps me. what im asking for is your opinions, advice and whatever information you can give to simplify the process for me. thanks in advance.

Are you sure that you want a double wide? Generally, you will get a better return on a brick and frame home.
The first thing you should do is find a good Realtor to help. Then get pre qualified. The bank will help tell you what is and isn't possible to buy.
If it has been moved from it's original location it's going to be extremely hard to find financing for it. At least that's the case here in OK.
