Hey Santesh! I definitely hear your struggles. Your are not alone in this issue. The market is crazy! 

This is what initially led me to invest in Atlantic Canada and where I continue to find cash flowing properties today. I second what @Roy Cleeves and @Zorya Belanger said. If you cant find anything around home, there is nothing wrong with investing elsewhere, and in a lot of situations, it is a much better option! Especially if you are looking for cashflow. Ontario is a hard market to make the numbers work. 

As a mortgage professional/ real estate investor in Atlantic Canada, who lives in Ontario, most of my clients and contacts are people who are investing from a distance. its something that is seldom heard or seen, but those who do it well can be very successful. Let me know if there is any way that I can help!

@Jason Rego This is something I deal with in a regular basis. There are indeed options for your situation! Some residential lenders have programs for this exact situation, and yes Chris Baxter is correct that commercial lending would fit the bill here as well, although what most don't know is that it IS possible to get a commercial loan on a property with less than 6 units. From the sounds of your situation, you would have some options for sure.

Great idea @Chris Baxter. Accountability and motivation are so important in this industry to keep on track. 

First and foremost, My second child will be born in March, so I am going to try to spend more time with family this year. 

As for real estate, I currently hold 3 titles: Mortgage broker, Real estate investor and now developer. I feel the need to mention all 3 because I have different goals with each one. 

Mortgage broker: 

I would like to try to help as many people as possible to achieve their real estate investing goals by working with Canadians that are looking to invest in Atlantic Canada. I have hired a full time team member to help me be a better broker to my clients and be more attentive. In 2022 I want to continue to grow my systems to give me more time to do the things that I like to do. Talk with other investors!

Real estate investor: 

My goal for 2022 is definitely to keep acquiring multi-family properties when I can, but after growing to my now 51 units, I am trying to be more conscious of my current portfolio and how to maximize its potential, but as well would like to implement better systems and processes to make it a lot less work than it currently is. I would be happy if I can grow to 75 units (24 more) in 2022. 

Developer:

2021 was very good to me. I partnered up with some amazing people to build 60 units in Nova Scotia with a federally funded affordable housing program over the next year and a half. I would like to continue to grow that partnership and look for more building opportunities, while learning about it will help me to be able to better help others who would like to get into the construction industry. 

If all else fails, I will be happy simply starting each day with gratitude and lots of time with family.

Hey @Larry Chan, I have apartment buildings in Saint John and other parts of NB, and have been looking in Moncton for a while. The prices in both areas have raised quite a lot in the last 2 years, however, Saint John still has some good deals out there. Its a lot harder to find good cashflow in Moncton.

@Chris Baxter Unfortunately Nova Scotia has implemented rent control due to COVID-19. They say it is temporary, but as I always say, There is nothing more permanent than a temporary government program...

@Tyler Stiller is fantastic at what he does, I'm sure he can help. 

Additionally, have you ever given any thought to commercial lending instead of a "B" lender? It works a lot better for those of us who are self employed and do not have traditional means of income verification as it is more based off of the income that the asset produces, instead of focusing on your own income. Something to keep in mind anyways.

Hey @Aarti Bhat I am a licensed mortgage associate in NB and invest there myself. Would be happy to chat and shed some light on this for you if you would like. In my humble opinion, New Brunswick is the best market in Canada to invest in currently. Especially when you are looking for Cashflow!
