I have created my own list of vacant properties. I have access to the MLS however I would have to go 1 by 1 and I have way to many, over 1k. I need to narrow down the list by equity and get the mailing info. Any recommendations?

Hey Bigger Pockets, 

I am a real estate agent here in DFW. I have recently taken a listing that seems like a really good investment. After taken this listing I want to buy fix and flip. However this would be my first investment. I need a good hard money lender for first time investors and possibly a seasoned investor to join in on this deal. The property is in Collyville with the ARV between 385-400. I still have not negotiated a price on the home as I am still trying to get the repair cost calculated . If some one has a good contractor send his info to me. Any advice on how to get precise repair cost and remodeling ideas?

What is the best way to find the cost of repairs. Money and no money.

Once you have put a home under contract what do you do? Do you take it to the title company? Do you have to put a deposit down? What do you tell the title company and are their any fees you have to pay to them?
